MAINTENANCE & FACILITIES MANAGER

 

DIRECT HIRE ROLE TO DEVELOP A NEW FACILITIES MANAGEMENT STRATEGY FROM SCRATCH.

Location:  Devens, MA

Salary:  $125k to $140k with some flexibility for an ideal candidate.

MAINTENANCE & FACILITIES MANAGER SUMMARY:

This is an opportunity for you, as our Maintenance & Facilities Manager, to develop a new facilities management strategy from scratch, which you will also implement and maintain. You’ll be responsible for the operations and maintenance of our systems, processes and services that support the core business. 

You’ll establish and keep up to date predictive and preventative maintenance on equipment as well as implement and manage service contracts while leading and managing your internal maintenance and facility team to ensure our site remains safe, secure, compliant with appropriate statutory compliances and maintained to the level necessary. Your duties are critical in supporting our success and growth as a world leading manufacturing facility, as well as providing a first-class working environment for our people. With that, you will oversee and personally manage all facilities projects, working to provide exceptionally planned and executed initiatives, in a timely manner so as not to impact the businesses growth, production operations and in line with all local and national regulatory requirements.

As an integral part of the project team delivering the new facility, you will initially be focused on:

  • Influencing and collaborating on the build and set up of the new factory including all the facility equipment and systems
  • Hiring and developing the maintenance and facilities team for the 150,000 sq. ft. site that will manage 9- Iso Class 7 clean rooms and associated facility and manufacturing equipment
  • Creating relationships with equipment and service suppliers to support the site and develop contracts where appropriate
  • Developing and implementing the preventive and predictive maintenance and service program for the facility and equipment
  • Development and implementation of the facility safety and security systems
  • Joint leadership with the other functional leads for site’s ISO certifications including ISO 14001 and 9001
  • Assist in the oversight of the construction and fit out of the entire new facility working hand in hand with the project management team

  • Maintain accurate, accessible, and sufficient information and data relevant to your area of responsibility to enable effective control and for auditing purposes.
  • Use performance management techniques to monitor and demonstrate achievement of agreed service levels and develop and execute a plan for continuous improvement.
  • Be responsible for managing and continuous improvement of the site facility costs including utilities, service contracts, spare parts, and other maintenance and facility related items required utilities, goods, and services to achieve maximum value for money.
  • As part of the Senior Leadership Team support and drive engagement and empowerment across the site that will grow to 150 employees
  • Engage and participate with the global facilities management team to share best practices, and work on key initiatives
  • Lead projects for future development and growth of the site in line with business objectives with minimum disruption to core activities on budget and on time.  This includes corporate, facility or operational projects.
  • Full ownership of the Preventative and Total Productive Maintenance program across the site focused on minimizing equipment down time and mean time between repairs, implement and regularly review the site Planned Preventative Maintenance and Total Productive.
  • Operate in line with all other stated Company policies, procedures and processes in force and as amended from time to time.
  • Negotiate service contracts and measure the KPIs associated with the contracted services to ensure the value to the business is achieved and improved on an on-going basis – this includes maintenance, utilities, facility costs etc...
  • Negotiate to procure efficient, effective, and economic contractor services through an approved contractor program.
  • Monitor and co-ordinate contractor activity on site at all project levels to achieve maximum value for money and compliance with company values, policies, and statutory compliances.
  • Perform feasibility studies for site related projects and make resulting recommendations.

 

THIS IS WHAT YOU’LL NEED TO BE SUCCESSFUL IN THIS ROLE:

 

  • Bachelor’s degree in engineering, facilities/construction management or equivalent
  • Prior experience in a project management, facilities, or maintenance management role within manufacturing sector preferably in medical device manufacturing, biopharmaceuticals, or other life science related industries
  • Experience and practical understanding of ISO 7 certified cleanrooms
  • Good understanding of maintenance and facility functions including complex troubleshooting, experience with PLC’s, automated and semi-automated equipment
  • Communication and influencing skills, in person and in writing.
  • Organization, time management, prioritizing and ability to handle complex, varied workloads.
  • Commercial awareness, including management of external contractors / service providers.
  • Self-motivated, proactive, and forward-thinking team player, with ability to work autonomously.
  • Positive and proactive management of teams and projects.

 

  • Proven knowledge or certified training in; project management, security management, or construction and design a plus
